What is an Adult Family Home (AFH)?
An Adult Family Home (AFH) is a state-licensed residential care model in Washington that allows up to six unrelated adults to live together in a single-family home while receiving room, board, laundry, necessary supervision, and personal or specialty care. AFHs sit at the intersection of residential real estate and licensed long-term care — and that dual nature is what makes them one of the most durable income-producing housing assets in the Puget Sound region.
The 6-client model
AFHs are licensed by Washington's Department of Social and Health Services (DSHS). A licensed home can serve up to six adult clients, typically in private or semi-private bedrooms, with common living, dining, and kitchen space, plus dedicated space for a live-in or staffed caregiver. Because the license attaches to the property configuration (not just the operator), a home that has been purpose-built or purpose-remodeled to the AFH standard commands premium, long-term rents from specialized operators.
WABO and code-approved conversions
Converting a single-family home into an AFH requires more than cosmetic renovation. Homes must pass a WABO (Washington Association of Building Officials) inspection that verifies egress, fire-safety, accessibility, and structural elements meet the state's residential care standards. Typical upgrades include:
- Interconnected smoke and CO alarms and, in many cases, sprinkler systems
- Wider doorways, roll-in showers, and grab bars for accessibility
- Additional egress windows and fire-rated wall assemblies
- Multiple full bathrooms sized for assisted use
- Staff sleeping quarters and secure medication storage
Why AFHs are attractive real estate
Once a home is WABO-approved and licensed, it typically leases to a specialized AFH operator on a long-term, triple-net-style basis, with contractual annual rent escalators. Because the operator's business depends on the licensed configuration, tenant retention is exceptionally high compared to a standard single-family rental. Combined with rising demand for aging-in-place care across the Seattle metro, AFHs offer a rare mix of stable income, low turnover, and real-estate ownership upside.
